Selling a house

Thinking of selling your house? Here are some answers to questions you may have.

I want to sell my house – why should I choose the Dokter Estate Agency?
As an estate agency in the city centre, we are right in the heart of the Amsterdam property market and therefore know exactly how to deal with your house in terms of price, target group, etc. In addition, we have four certified estate agents working for us, so you will always find the right agent for you and your house.

How does the Dokter Estate Agency set about selling my property for me?
Working with you, we will view, examine and then characterise your home. In other words, we will give an accurate and attractive description of its location, size, state of repair, etc. – thus giving potential buyers a good picture of your property. After this we will determine – in conjunction with you – the ideal asking price.

What about your fee?
Our commission, or agency fee, is agreed with you in advance. In most cases, this fee is a percentage of the sale price achieved.

Who deals with the notary?
With a "kosten koper" transaction (i.e. the buyer pays all the transaction costs), the buyer specifies which notary will be responsible for dealing with all the legal formalities. This notary's fees are also borne by the buyer. The Dokter Estate Agency will supply this notary with all the information required to draw up the various deeds.

How is your property advertised?

Brochure
We use all available information (photos, floor plans, relevant legal information) to put together a glossy brochure. We do this ourselves, with input from you if required, so that all your property's plus points are highlighted. For environmental reasons, we only hand out full-colour flyers during viewings. Full brochures are, of course, available for people who are seriously interested, in both hard copy and digital form.

Internet
It goes without saying that your home will appear on our website: Dokter-Makelaardij.nl. It can also be placed on property sites such as funda.nl if you wish.

Other estate agents
The Dokter Estate Agency is a member of the Association of Dutch Estate Agents (NVM) and the Amsterdam Association of Estate Agents (MVA). This means we have a number of resources available to us, which we can use to promote the sale of your home. All NVM estate agents and their registered clients are kept up to date with all the properties currently for sale via a regular exchange of information.

In addition, the Dokter Estate Agency also has two unique sales tools: virtual viewings and our window display.

Virtual viewings
The Dokter Estate Agency offers potential buyers the opportunity of virtually viewing the property they are interested in, such as your home. This means that interested parties can be emailed a tour of the property in Windows Media Player format. As well as giving a lot of people the opportunity to see your home without having to arrange a viewing straightaway, there are also significant benefits to this for you as the vendor. The virtual viewing gives people a good impression of your home, before they arrange an actual viewing. This also has the advantage that only potential buyers who are really interested will arrange actual viewings.

Window display
Your property will appear for sale in the window of our office on the Spui. This window attracts a lot of attention, and we are very proud of it. Every day, hundreds of potential buyers pass by it on their way home, to work, to meetings, or for lunch or a drink at the Café Luxembourg or Café Hoppe.
