Buying a house

You want to buy a property. Your preference is for an apartment with at least 110 square metres of living space. It must be located in a child-friendly area and have a sunny balcony or a roof terrace.

You have two options:
1) You can call into the Dokter Estate Agency straightaway and give your instructions for the type of    property you are looking for to one of our four agents. The Dokter Estate Agency collects details of all the properties that come on the market from various sources daily. Every day, we will send you details of the relevant properties by email, fax or phone.

2) You can carry out your own search on property sites like funda.nl. If you find a property you would like to buy, you can engage the Dokter Estate Agency to deal with the rest of the purchasing process.

Total support
From the moment you engage us, we take care of everything for you and look after all the practical steps of the process. This involves:

- determining the value of the property you want to buy
- any structural/architectural aspects. If necessary, we can engage the services of specialist architects or structural engineers
- checking all the relevant municipal and economic data, such as zoning plans and business establishment requirements
- assessing the legal aspects
- where appropriate, advising on the choice of a notary
- the process of making an offer and negotiating the purchase price
- providing support in drawing up the deed of sale (in Amsterdam, this is done at a notary's office)
- and, ultimately, the legal transfer.

In short: the Dokter Estate Agency advises, supports, checks, negotiates and, if desired, makes contact with mortgage providers and notaries.

Financial matters
If you buy a property on a "kosten koper" (buyer pays costs) basis, it means that you, as the buyer, are liable for a number of costs in addition to the agreed purchase price for the property. These include a 6% transfer tax, notarial charges (for the legal transfer and the establishment of a mortgage), costs payable to the land registry, mortgage provider's commission and estate agent fees. In general, these costs are no more than 10% of the agreed purchase price.

The estate agent's fee is a commission for activities and services rendered. These agency fees and notarial charges are negotiable.
